Monarch Mortgage Company is a full-service corporation that has been serving Metropolitan Atlanta and Georgia since 1993. At Monarch Mortgage we pride ourselves on using advanced technologies to provide the highest quality service to our customers. Computers accelerate processing and approval time. The internet delivers the information we require at exceptional speeds. But our greatest pride is in the relationships we establish with our customers. We believe in the seemingly quaint idea that every life has a story that must be heard. Some of our customers were turned down by institutions that judged them strictly on numerical scores. In many cases, we have secured loan approvals for them by simply negotiating a debt with a creditor or attaching an explanation letter to a credit report. The quality relationships we establish with our customers translate into the old-fashioned business concepts of long-term relationships, repeat business and referrals. Following is a brief summary of our most common mortgage products. For more details, search our website or speak with one of our loan consultants.
-Fixed Rate Loan: Interest rate is constant for the life of the loan. Advantage: Monthly principal and interest payments do not change.
-Adjustable Rate Mortgage (ARM): Interest rates and monthly payments fluctuate over the life of the loan. Advantage: Lower initial rate and greater flexibility.
-FHA Loan: Insured by the Federal Housing Administration, fixed and adjustable rates available. Advantage: Low down payment, flexible qualifying guidelines.
-VA Loan: Partially guaranteed by the Veterans Administration, fixed and adjustable rates available. Advantage: No down payment.
-Balloon Loan: Interest rate is locked for a 5 year term. Advantage: Monthly payments are the same as a 30 year loan and interest rates are lower than fixed rate mortgages. Although the outstanding balance is due at the end of the term, qualified borrowers can refinance.
-No Income Verifying Loan: Income may not have to be verified or stated. Advantage: Especially helpful to the self-employed as tax returns and income verification are not required.
